We understand not everyone has their sea-legs so if anyone tends to get motion sick or seasick, or if you aren’t sure, we recommend planning ahead and choosing a remedy you’re comfortable with before you board. A quick google search will help you understand the options; pills, patches, homeopathic, etc.
Your captain has full authority over the route and destination based on the conditions. While uncommon there are instances where weather and sea conditions may prevent the charter from sticking to the planned itinerary. If the weather or sea conditions are extreme, the captain will decide if it is unsafe to proceed and we will work with you to reschedule for another available day.

Pass through the electronic gate and private entrance and indulge in the complimentary snacks on the fold-out leaf table. Fine interior touches include antique heirloom artwork and a serving tray, while outside 2-level seating and a fire pit await. We follow rigorous cleaning and sanitizing protocols from the CDC during COVID-19. We ventilate rooms, wash hands frequently, wear gloves, clean, then disinfect with bleach or 70% alcohol. Our cleaning crew focuses on frequently touches surfaces, incl light switches, doorknobs, remote controls, and faucets, and wash all linens at highest heat. Attention to detail prevails throughout the apartment. The craftsman style space includes custom cabinets, high/vaulted ceilings, granite counter tops and walk-in closet. Established trees can be viewed from the master bedroom picture window and private deck which gives the space a tree house effect. The space can comfortably fit up to 4 guests. We will provide a variety of organic breakfast items including coffee, orange juice, milk, cream, half & half, cereal, fruit, yogurt and breads/pastries. Wine will be available upon request. Guests have an electronic gate and their own private entrance.Guests have access to their own deck, complete kitchen and laundry facilities. Interaction with guests will be kept to a minimum in order to respect their privacy, however, we will be happy to assist any way possible to provide a great experience. We live in a separate location on site so we will be present during the guests stay. We love our neighborhood! If you love craftsman, California bungalow, custom and historical homes this is the place. There are parks, the Colorado Lagoon, Marine Stadium, 2nd Street with shops and great restaurants, and of course the beach all within walking distance. I ditched my normal life to spend 30 magical days on a houseboat: ‘One of the best months I can remember'

When I became a divorced empty nester in the fall of 2021, I almost immediately created a list of the things I wanted to do.
I had a fulfilling life in Seattle, including a lovely home, exposure to gorgeous nature, and a thriving executive coaching practice. I'd devoted many years to raising my fabulous sons, who were now in their 20s. But I was yearning for a new kind of experience.

Right at the top of my adventure list were month-long stints in beautiful places, ideally two or three per year. The idea was to go someplace and burrow in, to be less of a visitor and more of a resident.
I was able to have many shorter adventures over the past three years, like a solo week in the Santa Fe area, a trip to see the magnificent gray whales in Puerto Chale, Baja, and a 10-day museum and sightseeing expedition in New York City. But leaving Seattle for a month proved to be more challenging.

In March, however, I got an Airbnb listing from a friend: a two-bedroom, one-bath houseboat that was available for the month of June. (Technically it's a floating home, because it's permanently moored and can't self-propel.)
It seemed like the perfect choice. I nailed down the rental for $4,500, plus a $250 damage deposit, and pulled off my very first month-long adventure in the magical fairyland that is the sunny, flower-lined Liberty Dock in Sausalito, California.

So many things made it one of the best months I can remember. It inspired five key realizations that I'll take with me on many adventures yet to come.
1. Go and stay awhile
If your life allows, find a stretch of time to really soak in somewhere new. Until this trip, two weeks was the most time I'd spent away from home in recent years, as a tourist. This time, I situated myself in one spot.
The new environment and the new people around me jogged me out of my routines and grooved ways of being.
Most mornings, instead of grabbing my phone first thing to read Axios or check on clients, I looked out my bedroom window, sized up the tide, and headed out on my kayak.
Getting movement and nature in before work and headlines set me up for a more peaceful, mindful day.
2. Watch nature closely
The houseboat had a lovely deck, which became my main living area. Between Zoom meetings, I sat and watched.
I saw how the gulls, protective of their food supply, loudly chased away the herons. From my kayak, I heard the heavy breathing of the sea lions as they floated and tumbled, and noticed how closely they lay together in community on the dock. I observed how closely and perfectly the pelicans flew in formation.
As an executive coach, I help my clients become more self-aware , to see what's working for them or what might be holding them back or getting in their way.
I realized that watching nature — observing living beings doing what they do most naturally — is a great way to build awareness and draw inspiration.
3. Have plans but be flexible
My intentions going into the month:
- Read six books
- Paint, draw, and meditate daily
- Eat at least one burger at In-and-Out
- Start and finish three creative writing projects
- Find a few restaurants or bars that could become my "third place"
- Go to three book readings
- Take the ferry from Sausalito to San Francisco
- Spend time in North Marin on the beach
In reality, I read one great book, never opened my sketchbook, did two sitting meditations, never stepped foot on the ferry, didn't find a "hangout" bar or restaurant, took only one hike in North Marin (not on the beach), wrote a first draft of just one creative story, and ate not one In-and-Out cheeseburger.
I did what felt good in the moment and that was just right.
4. Never underestimate the power of connection
I chose my month in Sausalito in large part because I lived for almost 20 years in the Bay Area and had lots of friends there to reconnect with.
How beautiful it was to fall back into great big hugs and easy conversation with people I studied, worked, and lived with, some of whom I hadn't seen in over 30 years. I loved welcoming old and new friends — like the 82-year-old "dock mistress" — onto my deck with a lavish charcuterie board and a solid Sauvignon Blanc.
What a gift to experience the friendly and supportive floating home community, where people look out for their neighbors, share stuff freely, and gather frequently. It has solidified my intention to ultimately find or create a similar, more permanent living situation for myself.
5. Be here now
Halfway through my stay, I started getting anxious. "Only 14 days left, how can I get more of this?" I thought. I wanted to hold onto this feeling as long as possible.
I began to research the floating home real estate market, nearby land homes for rent, and ways to nail down another month-long rental for the fall.
A few days later, after expending all this effort, I realized I was missing the joy of the now — and I stopped my investigations. I returned to relishing my glass of wine on the deck, paddling into the sunrise, and marveling at the full moon reflected in the glassy evening water.
I realized how quickly I move in my normal life, how I frequently plan for the next thing instead of paying attention to what's happening now. As I say to my clients, family, and friends, "being here now" is my new daily goal.
While I have no specific plans to return just yet, I have an intention to live on or near the water in California at some point.
Now that I'm on the other side of this experience, I'm so grateful the stars aligned for it to finally happen. While I don't awake to sunrise paddles and playful seals back home in Seattle, I'm still working on walking and stretching, slowing down , feeling true connection, watching nature, and staying in the moment.
And I know the next adventure is coming.

NYC’s rules one year later: Higher prices for travelers, no housing impact
One year after passage, New York City’s unprecedented short-term rental regulations have failed to deliver on their promise to combat the housing crisis. In the wake of stringent measures, consumers are instead facing all-time high hotel prices and residents facing all-time high rents.
New data underscores the consequences of Local Law 18 (LL18), an outlier when it comes to short-term rental regulations.
A more expensive destination for consumers
In the year since these rules took effect, there have been predictable outcomes, including a rise in hotel prices, which risks pricing out everyday people hoping to travel to New York City.
The average hotel prices in New York rose 7.4 percent in 12 months 1 , compared with an only 2.1 percent increase, nationally, according to data from CoStar.
Despite the law’s promise, rents rise and vacancy rates stay stagnant
Legislators claimed LL18 would protect affordable housing yet an overwhelming body of evidence from the past year shows this approach has not delivered on that promise. Alicia Glenn, the former NYC deputy mayor for housing under Mayor Bill de Blasio, went as far as to say that she never saw data showing that short-term rentals were affecting the housing crisis in a significant way.
Insights one year later, prove that point:
Rent in New York City continues to rise: Regulators promised that banning Airbnb in New York City would unlock housing. Instead, rent climbed 3.4 percent during the first 11 months of the law, according to StreetEasy , suggesting that other factors are driving up rent prices. In fact, the median asking price of rent downtown Manhattan over the past year reached a peak of $5,000 for the first time in history.
Vacancy levels remain unchanged: Vacancy rates for apartments in New York City have remained virtually unchanged (at 3.4 percent) since the law took effect, according to Apartment List .
New York remains out of step with other major cities: While rents may have cooled nationally , the increase in New York rents NYC’s rent increase since the law took effect continues to outpace nearby cities like Boston, Chicago and Washington, D.C. Meanwhile, New York City’s vacancy rates also continue to significantly lag behind Chicago, Boston and Washington, D.C.
“New York City’s short-term rental regulations have backfired—disproportionately impacting outer borough communities, driving up travel costs, and doing nothing to solve the housing crisis. Instead of improving affordability, these regulations have priced out everyday consumers and left former hosts struggling to make ends meet.” Theo Yedinsky, VP, Public Policy at Airbnb
The outer boroughs are left with almost no accommodation options
With most of New York’s hotels clustered in midtown Manhattan, LL18 significantly reduced available accommodations in the outer boroughs, condensing travelers, limiting where they stay, and where and how they spend.
Airbnb listings in much of the city served areas without hotel options. Prior to LL18, Airbnb listings were more geographically dispersed across all five boroughs compared to hotels with fewer than half of the total Airbnb listings in Manhattan , while Brooklyn and Queens were home to 37 percent and 13 percent of Airbnb listings, respectively.
In 2023, the typical Airbnb guest in New York City spent an average of approximately $260 per day, with more than a third of spending near their listing 2 . A lack of available short-term rental accommodations disproportionately hurts the outer boroughs, leading to fewer stays and less spending outside Manhattan.
Organizations like the Brooklyn Chamber of Commerce have sounded the alarm about the law’s disparate impacts. In a city where the cost of living continues to climb, the loss of income has devastated those who rely on home-sharing to cover essential expenses and small businesses reliant on tourism dollars.
“The reality has been a significant setback for Brooklyn’s tourism and local economy, without the corresponding promised increase in rental housing availability the government hoped for. We hope the City Council carefully revisits the law to support the local homeowners and economic development of communities in the outer boroughs.” Randy Peers, President and CEO, Brooklyn Chamber of Commerce, in an op-ed in the Brooklyn Paper
Those concerns were echoed by the Dominican American Chamber of Commerce.
“Local Law 18 has favored large corporations at the expense of middle-class residents and local small businesses. With rent prices surging and many families relying on short-term rentals for supplemental income, the law has created financial strain for individual hosts and a decline in revenue for local businesses that thrive on tourism.” Manuel Lebron, CEO and Founder, Dominican American Chamber of Commerce
An alternative path forward: Re-evaluating LL18
Even the bill sponsor, former council member Ben Kallos, said that single families who rent one space should not be “worried.” One year later, that couldn’t be further from the truth. The solution to solving LL18 lies in a more balanced approach that recognizes the value of short-term rentals while addressing one of the root causes of housing affordability – building more homes.
“It’s time for New York City to re-evaluate LL18 and consider amendments that would at a minimum, allow homeowners to once again host guests. By rolling back parts of the law, the city can increase the supply of accommodations for consumers, support resident hosts, and revitalize local businesses that depend on tourism dollars. A more sustainable, sensible and equitable model benefits residents, visitors, and the broader community – ensuring that regulations support, rather than stifle, community and economic growth.” Theo Yedinsky, VP, Public Policy at Airbnb
